Office rent in Belgrade for company registration: registered address, workplace and prices

The company address (sedište) is a mandatory line in the APR register, and the tax office checks that real premises stand behind it. We look at what kind of office is needed to register a DOO or a sole trader in Belgrade, what it costs and how to draw up the contract.

Why a company needs a real address in Belgrade

At registration with the APR, every company and every sole trader states an address — the sedište. The tax office sends its decisions there, the bank checks the client against it, and an inspector may come in person when the PIB is issued or on VAT registration. If nobody is at the address and mail is not accepted, the company is refused the PIB, cannot register for VAT, and its account may be blocked.

Belgrade is the country's business centre: the APR head office, the largest banks, most tax offices and most clients are here. A company with an address in the capital passes checks by banks and counterparties more easily, and its owner obtains a residence permit at the place of business registration without having to explain why the firm is registered in another city.

Three formats: registered address, workplace, classic lease

Registered address (virtual office)

The company is registered at the operator's address; the operator receives and scans the mail and confirms the contract during an inspection. It suits sole traders on the paušal, remote DOO companies with no employees and holding structures. In Belgrade it costs €30–60 a month.

Physical office with a workplace

The same address plus a dedicated workplace, a meeting room and the ability to receive an inspector or a client. It is needed by companies registering for VAT, hiring employees or arranging a residence permit for the director. A place in a coworking or serviced office costs €100–250 a month.

Classic lease of premises

A separate office under a contract with the owner. Rates in class A business centres are €16–22 per m² a month excluding service charges, and €10–15 in class B. The deposit is 2–3 months and the contract usually runs 3–5 years; it is justified for teams of five people and up.

What the tax office checks at the company address

A field inspection (terenska kontrola) is most often carried out on voluntary VAT registration and on a change of address. The address operator must be ready to show the contract and confirm that the company really is being serviced.

  • A lease agreement or the owner's consent to registering the sedište
  • A nameplate with the company name at the entrance or on the mailbox
  • The ability to serve documents: by post, by courier, or in person to the inspector
  • The presence of the director or an authorised person by arrangement
  • That the premises match the type of activity — trade or manufacturing needs suitable premises
  • The absence of signs of mass registration without servicing

The office lease agreement: what it must contain

A residential lease agreement for the residence permit is a separate document: it is drawn up for the flat where the director lives and is certified by a notary. The office address and the address of residence can coincide only when the rented premises have residential status.

  • The parties: the owner or operator entitled to let the premises, and the company or future founder
  • The exact cadastral address, floor and unit number — that is how it will enter the APR register
  • An explicit right to use the premises as the company's sedište and to receive mail
  • The term, price, payment and renewal arrangements; for a residence permit the inspector looks for a term of at least one year
  • Access arrangements: opening hours, receiving an inspector, the meeting room
  • The signatures of the parties; notarial certification is not mandatory, but some banks ask for it

Questions and answers about office rent in Belgrade

Is a lease agreement needed to register a company with the APR?
The APR does not ask for the agreement when you file, but the tax office checks the address when issuing the PIB and on VAT registration. A lease agreement or the owner's consent should be in place from day one.
Can a company be registered at a residential address?
Yes, if the owner gives written consent and the activity does not require special premises. For a rented flat the owner's consent is required; for the residence permit the inspector may ask questions about combining home and office.
How much does a registered address in Belgrade cost?
